11-story, 139,000 SF office and residential building with covered patio areas over subterranean parking. The project is located near a light rail station and the exterior skin is a copper cladding that will weather naturally over the years. 

“This 11-story project is surrounded by larger neighboring buildings of 25 to 35 stories. The fifth elevation, the roof, was just as if not more important than all other facades since so many neighbors would be looking down onto this project. This thought guided the design.” –Jen Dalley
